Know Your Equity

Home equity is the value of your home, less any outstanding balances owed against it. A home equity loan means that you offer home equity as collateral, in the form of a lien, against your property. In Texas, you are only allowed to borrow up to 80% your home’s valuation, less outstanding balances, and may have only one home equity loan at a time.

Example: If, for instance, your home is valued at $100,000 and you owed $55,000 against it, you could borrow $25,000 — 80% of $100,000 minus the $55,000 you still owe.

SACU lending area includes Bexar County and contiguous counties (Atascosa, Bandera, Guadalupe, Kendall, Kerr, Medina and Wilson) and Harris County and contiguous counties (Brazoria, Chambers, Fort Bend, Galveston, Liberty, Montgomery and Waller).  Rates are subject to change without notice. Rates can be locked only after your completed loan application is received. This information is not a commitment to make a loan, nor is it a guarantee that you will receive a specific rate if approved.  An annual percentage rate (APR) is a broader measure of the cost to you of borrowing money. The APR reflects not only the interest rate but also the points, mortgage fees, and other charges that you have to pay to get the loan. For that reason, your APR is usually higher than your interest rate.  Loans above 80% Loan-To-Value ratio may require mortgage insurance. Please contact an SACU Loan Advisor at 844-468-9369 for assistance if you have questions about rates and terms.
